For property owners
Your building,
running at its best.
A hard-to-let floor of retail or office is a cost. The same space, run as a Solo Hub, becomes a branded hospitality asset with a single, professional tenant — and a covenant your advisors will recognise.
The proposition
We don't rent space. We bring an operator.
You hold the asset. We carry the brand, the fit-out, the guests and the day-to-day. You get one tenant with one standard, not a rotating cast of risk.
A single, serious tenant
One operator on one lease, structured within standard Dutch frameworks — not sublets, not turnover churn.
Asset, not eyesore
A vacant unit becomes a designed, occupied, footfall-positive destination that lifts the rest of the building with it.
Fit-out, mostly ours
The Solo Hub is a fit-out concept, not a rebuild. We work to a defined installation scope and a clear split of who funds what.
What changes for you
The economics of putting the floor to work.
Hospitality use typically supports stronger and more stable income per square metre than struggling retail or grey office — and a well-run brand tenant protects the value of the asset around it. We'll model your specific building honestly, including the parts that are hard, before anyone signs anything.
How it works
From a building to an opening.
You propose the building
Send us the address, the floors, and roughly the size. A few lines is enough to start.
We run a feasibility
We assess fit, capsule count, services capacity and a realistic budget — and tell you straight if it doesn't work.
We agree terms
A letter of intent and then a lease, within standard ROZ frameworks, with deviations negotiated the way professionals expect.
We design and fit out
Our standard, our contractors, your asset improved — to a specification documented down to the vent.
We open and operate
The Solo Hub runs the house. You hold a performing asset with a tenant that intends to stay for a decade.

We read every submission ourselves. If there's a fit, you'll hear from a founder — not a form reply.
Received.
Thank you — a founder will review your building and come back to you personally within two business days.
