Rotterdam
The flagship. A central building in the Netherlands' most architecturally confident city — the site where the standard gets proven before it travels. In development toward a 2028 opening.

The second house, planned to follow Rotterdam. A city where solo travel is already the norm and good single-occupancy supply is scarce — a natural fit for the format.

The first step beyond the Netherlands, currently under exploration. Proof that the standard is portable across borders, not just across cities.

Exact addresses are confirmed publicly only once leases complete. Owners and brokers with a building to discuss are welcome before then — in confidence.

What makes a building right.

We're specific on purpose. A clear brief means we can give owners and brokers a fast, honest yes or no — and never waste anyone's quarter.

Floorplate

Roughly 400–1,000 m²

Enough to reach the capsule density the economics rely on, contiguous or over a small number of connected floors. The Rotterdam flagship sits at around 495 m².

Location

Central and walkable

City-centre or a strong adjacent district — close to transit, food and nightlife. Our guests arrive to explore, not to commute to the fun.

Structure

Generous floor-to-ceiling height

Height is what makes the capsule format work spatially and acoustically. The more we have to work with vertically, the better the house we can build.

Services

A power and ventilation base to build on

An existing services capacity we can extend to our standard — or the room to bring it up to it. We'd rather know the constraints early than discover them late.
